Some Steps to Shorter Turn Times

Appraising is an always changing profession. Often, it seems, appraisers are asked to present extra information or have steps added to their appraisal process. All of this is to guarantee their client receives the best data. In order to keep up with the constantly changing requirements, Radius Appraisal is always acquiring new tools and tweaking processes in order to increase efficiency so we can do more work for in less time. At Radius Appraisal we know that time is important to everybody, so we've listed some tips you can do to hasten the process each time you order an appraisal from Radius Appraisal:

  1. Are you ordering appraisals online? With online ordering, you automatically get e-mail confirmations that the request was received, and fast, secure .PDF format report delivery. Online ordering is the single biggest time saver available to both of us! No longer do we have to re-key information from a fax, and nor will you wonder whether the order was received.

  2. Complete and accurate subject property information is key. There's nothing like being one number off on the street address to unnecessarily interrupt an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. Even a list of recent sales from the area is welcome — however, remember that professional appraisers must always do their own due diligence on comparable sales, and ours may differ from yours.

  3. If you have any questions about your property or a job we're working on for you, don't hesitate to contact us

  4. Are you telling us up front any features of the property that might make it distinct? Cookie-cutter houses are relatively easy to appraise. Most of an appraiser's time is spent analyzing how unique elements add to or detract from what otherwise would be a property's market value. Let us know up front when you order your report if there are unique elements of the home or surrounding area -- for example, it's had a recent addition constructed, it's subject to zoning restrictions, and it's prone to flooding. While these are things that we would find out on our own, knowing them early on will likely make your report arrive faster.

  5. Set proper expectations with the homeowner. Confirming an appointment with the homeowner can be one of the most tedious tasks in the appraisal process. Many current homeowners are clearly apprehensive with the idea that an outsider wants to come in their house, look around, and take copious notes. With the idea that it will make the house appraise for more money, many homeowners believe they must make the place spotless before the appraisal inspection and will reschedule the inspection until it is cleaned.

Coming directly from you -- a trusted party with whom they already have a business relationship -- a short explanation about the appraisal process, who we are, and especially that dusting and polishing won't change their home's value one bit, will help move the process along for everyone. Our website has several pages of helpful information about the appraisal process for homeowners. Please feel free to share it with your clients. They can even call us if they want to meet our staff and learn more about our services. And tell them it benefits them to set the appointment without delay!

  6. Why not use our website as a resource to keep track of your report's status? Phone and fax tag are a thing of the past with up-to-the-minute status updates available online, anytime, 24/7. As each important milestone in an assignment is completed, that information is available to you online. It's never been easier to keep track of the status of your report.
